Investment Property Management Services

Cenprop effects the following services on behalf of clients:

Management of all classes of commercial property, including:

  • Collection of rentals and ancillary charges from tenants
  • Exercising of reasonable credit control in respect of all amounts owed
  • Engaging, discharging and controlling of staff employed in the managed property on behalf of the Owner
  • Inspection of properties from time to time; submission of condition reports to the Owner
  • Payment of salaries, with attendant Government, Provincial and/or Local Authority requirements in respect of such employment
  • Arranging repairs and general maintenance of the buildings as required in consultation with the Owner
  • Payment of approved expenses which occur in the administration of the property;
  • Recovery of the cost of repairs or replacements necessary from a tenant who has damaged leased property
  • Submission of rent rolls and financial statements to the Property Owner on a monthly basis
  • Depositing residual rentals into the Property Owner’s nominated Bank account

 

Managed Portfolio Size, Geographic Spread and Make Up

The GLA of the managed portfolio is in excess 260 000m² which is spread nationally including properties the main urban areas as well as less accessible areas such as:  Upington, Phalaborwa, Hluhluwe, Esikhawini and Welkom. The managed portfolio is evenly divided between retail and office with a small percentage of industrial properties
